<p>Terms and Conditions</p>
<p>1. Registration, Signing of the Agreement and
Payment Conditions</p>
<p>You can book the apartment by telephone, mail
or fax. In order to book the room I need the following information: Name, address,
number of people, arrival and departure (day, month, year), telephone number
and an e-mail address in the event of queries on my part. You will receive a
signed rental agreement from me within a maximum of three days by fax which
you should sign and send back to me.</p>
<p>50% of the rent is due within 10 days upon receipt
of the rental agreement. (If no payment has been made within 10 days, your reservation
cannot be confirmed.) The remaining 50% must be transferred to my account within
a maximum of 29 days before the start date of the rental agreement. For reservations
with less than 29 days notice, the entire amount is due immediately and the
rental agreement will be closed upon receipt of payment. If payments are not
made in a timely manner I hold the right to refuse business.</p>
<p>2. Service and Rent<br>
The minimum length of a rental agreement is one week (from May – September),
shorter lengths are possible by request (from October – April). Christmas,
New Year’s and Easter require a minimum stay of 7 nights. Exceptions possible!
The use of utilities at a normal level is included in the rent. Excluded is
the cost of heating outside of the normal heating period (1 May – 31 September).
The clean-up costs are €40 and is recorded on the receipt with the rent.
Not included in the rent, which is to be paid upon arrival, is, for example,
additional cleaning, sheets and laundry services.</p>
<p>3. Arrival and Departure<br>
The arrival should be between 3:00pm – 6:00pm. The apartment should be
left by 10am. If you should arrive before 3:00pm or after 6:00pm, please inform
me ahead of time. If you cannot rent the apartment as agreed upon, for example
one day later, then the rent remains the same. The same is true if you leave
the apartment earlier than arranged. If you choose to extend your stay, please
discuss this with me ahead of time.</p>
<p>4. Cancelling the Agreement on Your Part<br>
If you cancel the agreement after it has been signed and before you have arrived,
I am entitled to the following cancellation fees in percentages:<br>
Up to 43 days = 10%<br>
42 to 29 days = 50%<br>
28 to 2 days = 80%<br>
1 day or later = 100%</p>
<p>It is standard to give me notice of your arrival.
I recommend you get cancellation insurance through travel insurance at the same
time you make your reservation.</p>
<p>5. Guest Liabilities<br>
A deposit of €450 must be paid upon entering the rental agreement (cash
or check). If the deposit is not paid, rental can be denied. Upon check-out
you will be reimbursed the complete deposit, on the condition that you have
not done any damages. IMPORTANT: There is a strict NO-SMOKING POLICY in the
apartment. If you do not adhere to this rule, you risk losing your entire deposit.
The apartment can only be occupied by the number of people agreed upon in the
rental agreement. In case of breech of agreement, you must pay the consequences,
and possibly be forced to be removed immediately from the apartment. You are
not permitted to transfer the apartment to anyone during your time of stay and
doing so entitles me to immediate cancellation of the rental agreement without
return of the rent for the days remaining on the agreement. The renter is solely
responsible for all legal expenses that may accrue. The apartment should be
used carefully. In addition, consideration should be paid to the neighbours
and other building tenants. Should you come into contact with neighbours, just
say that you are friends of mine and you will surely win their kindness. In
addition, pets are not allowed. Cleaning and kitchen appliances, dishes and
cutlery as well as trash removal is the responsibility of the renter and is
not included in the final cleaning charges. In case of damages on the part of
the renter or other guests, notify me immediately. The renter or other guest
is responsible for all damages, unless you can prove your innocence. The same
is true if the apartment can not be rented to the following guest. Damages can
be deducted from the deposit or charged at a later date through legal processes.</p>
<p>If you are interested in renting the apartment,
please submit the form below to me or contact me by e-mail, fax or telephone
(see CONTACT below). If you reserve through the CONTACT link, please give all
the necessary information (see form) so that I can draw up the rental agreement
which I will fax you within three days.</p>
<p>50% of the rent must be pre-paid upon receipt
of the rental agreement. The remaining amount should be transferred within 29
days before the start date of the agreement.</p>

<p>How</p>
<p></p>
<p>Go through the magnificently adorned stairwell
and take the lift to arrive at the fourth floor. Directly in front of the lift
is the entrance to the apartment. You will then find yourself in a bright, 90-square
meter apartment. (see plan) The floor is adorned with Art Nouveau tiles, except
in the kitchen and bathroom, with ??? parquet flooring. Double doors and a ceiling
height for 3.4 meters give the rooms ample ambience. The apartment is predominately
furnished in 20s-30s style. Important: Smoking is strictly prohibited in the
apartment. Should you ignore this rule, you risk losing your complete deposit!
The apartment is not suitable for small children (children 10 and up are welcome).
The apartment is arranged very comfortably.</p>

(7 square meters) New, inspired by the style of the 50s (glossy cream). Kitchenette
with gas oven ??? and vent. Plates, silverware, cups, glasses, pots… salt,
sugar, spices, coffee. A large new fridge (50s style) with freezer.</p>
<p>Bathroom<br>
(4 square meters) With corner sink and mirror. Washing machine, heater, shower
(large enough for two people to shower at the same time).</p>
<p>Bedroom<br>
(25 square meters) Large Futon bed (2 meters by 2 meters), wardrobe dating from
1880, three chairs. Original floor lamp dating from 1930. Large antique painting
dating from 1900. Two small, rectangular white rugs.</p>
<p>Living room<br>
(25 square meters) Desk dating form 1920 with original desk lamp and chair dating
from 1930. Internet connection, telephone and fax. Two very comfortable Canadian
chairs dating from 1920 (original Thonet). TV with VCR and DVD player, stereo
system with Sony CD player, cassette player and radio. Various pictures. Hand
woven Persian carpet.</p>
<p>Bedroom<br>
(12 square meters) Large bet (2 meters by 1.9 meters). Large Art Nouveau mirror
dating from 1900. ??? wardrobe.</p>

Bed sheets, hand towels, utilities, heating, Internet connection and use and
cable TV is included. Extra expenses are for cleaning (€40), telephone/fax
(calculated by use) and additional sheets. If you choose to heat between 1st
May and 30th September, there is a 10% extra charge to the fixed rent. Daily
rental by request only.</p>
<p><br>
Deposit</p>
<p>A deposit of €450 is to be paid (cash or
check). The deposit is so high in order to guarantee that the tenant leaves
the apartment in the same condition it was found in, i.e. as a non-smoking apartment.
If someone does not adhere to this rule, the entire deposit will be withheld.
The deposit will also be withheld for damages the tenant has caused.</p>

Where</p>
<p>The apartment is located in a stylish building
from the turn of the century in 1070 Vienna. Just a 10-minute walk from downtown
(1st district). Only a 5-minute walk to the well-known Volkstheater. This district
is treasured for its many beautiful, old townhouses and its residents, mainly
students, artists and intellectuals. By public transportation, the apartment
can be reached by taking bus 48A or tram 46. Both the bus and the tram leave
from the ‘Ring’ (near the Parliament). From the West Train Station
(Westbahnhof) you can take the underground, line U6, to ‘Stadthalle’
(one station), change to the 48A bus (toward the city) and get out at Zieglergasse
station. From the airport, it is best to take a taxi and benefit from a nice
sight seeing tour of Vienna. There is a supermarket around the corner. If you
want to eat out, you will find restaurants serving cuisine from all over the
world, such as Indian, African and even typical Austrian in the Neustiftgasse,
Burggasse streets and surrounding area. And if you want to buy some new clothes,
you are just a 10-minute walk from the most famous and largest shopping streets
in Vienna in Mariahilferstrasse<br>
